Experience Counts I recently listed a house and got the seller either $40,000 or $50,000 more.  Two other brokers used the standard appraisal methods of evaluating a home, no sales over 6 months old.  They estimated the value of $310,000 and $320,000. They used two similar  junky sales as comparable sales, while the sellers home was a classic, well maintained, quality home with many original features.  Knowing the "comps" were not good comparable sales, I went back and found older "comps" as I knew the market was going up, not down!  Based on my research I suggested the market was closer to $360,000.  Here is what the seller wrote on his referral (posted  under Affordable Brokerage Company on Google, Yelp and the BBB) :

I have more experience than 99% of the brokers in Colorado.  I was a top producer with Denver's largest firm (30% market share) by working with the for sale by owner (FSBO), Bought the very first real estate franchise (Century 21) and built it into 4 offices and 125 agent.  Left when C-21 started body shop  recruiting (recruit new agents and get the higher commission from the deals they accumulated will getting their license) and then fire the ones you decide NOT to train.  Sold commercial real estate in Denver and then managed San Diego County for a large LA Realtor, making them the first profit in the county by teaching the agents how to work with the FSBO.  On returning to Colorado, I started working with the FSBO again and established the discount commission company in 1996 when I discovered the Federal Trade Commission (FTC) had made it possible for the FSBO to be in the multiple listing service (MLS).  I have closed over 700 homes since 1996 saving buyers and sellers millions of dollars.
