ABC's For Sale by Owner (FSBO) program

This program is for the FSBO who wants to be in the Multiple Listing Service (MLS) and is willing to pay a real estate broker the co-op commission.  The service is the same as our regular program, you just have the bonus of possibly saving the co-op commission if you find your own buyer.  We will provide ideas and tools that may enhance your ability to find your own buyer. 

The fees are the same but if you do find your own buyer, who is not represented and there is no co-op commission paid, and no broker to carry the other half of the closing, there is an additional fee of $500 to handle both sides of the transaction.  I usually represent both buyer and seller but If the buyer gets an attorney, the fee goes up to $1,000 as the attorney may add work.  You can suggest the buyer pay the $1,000.
THERE WILL BE NO OUTSIDE AGREEMENTS BETWEEN YOU AND THE BUYER.  EVERY CHANGE, INCLUSION OR REPAIR MUST BE DOCUMENTED ON PARER AND PREPARED BY ABC REALTY OF THE ATTORNEY FOR THE BUYER IS THERE IS ONE.

  • Electronic Contracts (mandatory, email is required)
  • All paper work, all disclosures, all contracts, negotiating advice, market advice during negotiations, inspection, per-qualifying, loan, contract changes and closing
  •  Showing service with extended hours (for real estate brokers only, you will deal directly with setting showing for buyers you have developed).
 
WHAT OWNER IS RESPONSIBLE FOR:
  • PRINT brochures and reprint when changes are made by ABC Realty
  • HAVE voice mail or answering machine and a phone that gets "Texts"
  • HOLD OPEN HOUSES
  • USE ABC SIGNS
  • CREATE AND USE "FEATURE SIGNS"
  • KEEP HOME IN MARKETABLE CONDITIONS (comply with 4’Cs, clean, clutter, condition and competitive)
  • OWNER IS RESPONSIBLE for all activity at property, letting inspectors, repair people and appraisers in when they have an appointment

 
WHAT YOU CAN NOT DO:
  •    NEGOTIATE anything with another broker, they may represent the buyer
  •    ADVERTISE a different price or terms
  •     REFER to ABC in any advertising (you may use the MLS #)
  •     CHANGE any of ABC’s brochures or marketing material with the exception of a price change made by a felt tipped pen. 
  •     MAKE CHANGES to any contract dealing with this transaction
  •     ABC will prepare any and all documents required to amend or change contract
