How To Find Real Buyers? Must buyers that come to FSBO's are bargain hunters, looking to save the 6% commission. You want to find the real buyers.
How Can The FSBO Attract The Real Buyers? The typical buyer is only looking to buy a home, he does not care who has it for sale. The best thing to do is to drop the words "BY OWNER". Use "For Sale" on your signs and advertising. Use professional signs. Hand lettered or taped together signs say "I'm cheap". Don't start with this appearance! Use the same tools effective Realtors use, word of mouth or personal references. Tell everyone you know you have a house for sale. Pass out brochures with lots of information and contacts. The next best source of buyers is an open house. Advertising is way down on the list.
Presenting The House. Most people make emotional decisions about buying a home. I have had 100's of experiences where buyers are turned off by the seller "hovering" as they presented the home. Let people wander and form their own emotional attachment.
How To Present The Home! Look at how Home Depot sells merchandise. They use big, colorful signs with just a few words. When you practice meeting a buyer, look at the house as they might see it. Then make a list of all of the benefits the house has, options, upgrades and benefits and then make up signs telling this. When you let people into the home to see it, say "I've prepared the home for your viewing pleasure. Please go through and many of your questions will be answered by the signs. I'll be here when your through to answer any others". This allows them to wander and form any attachment they might have.
What If They Don't Like It? Buying a home is an emotional decision. If they are not attracted to the home, there is little you can do to encourage them. However, you should involve them in a low key conversation to see if there are some minor objections.
They Like It! Wow! This is what it is about! But be careful! Do they have a Realtor? Ask them three times! Are they Qualified? Do they have a house to sell? Verbal contracts may not be enforceable! Get it in writing! Your title company or escrow company will require a contract to close the sale.
There is a Realtor! Are you willing to pay a co-op (normally 3% ) commission? If you are, we should go back to the start. Begin with a flat fee or discount Realtor with experience that will put you in the Multiple Listing service using an "EXCLUSIVE AGENCY AGREEMENT." This is different than the Exclusive Right to Sell. The Exclusive Agency Agreement allows you to find your own buyer and NOT PAY A COMMISSION!
Your flat fee or discount Realtor should do all the paper work and handle all of the details, for the same fee when you find your own buyer.
Make sure their program gives you MLS exposure!
Statistically, Realtor's, sell over 80% of the homes sold. If you have an Exclusive Agency Agreement where you can sell yourself, then you HAVE 100% MARKET COVERAGE!
